The capital of the Balearic Islands and Mallorca with an area of 208 km2 is home to approximately 400,000 inhabitants. The seaside town due to its location enjoys a particularly good climate with an average annual temperature of 18 ° C. with just an average of two hours flight time to reach most of the major capitals of Europe.

Monuments from centuries ago can be discovered here - the heritage that the Phoenicians, nomads, pirates, Greeks, Romans, Moors, French, Spaniards and all the others who adored this green island left. Over the years Palma has grown into a modern, cosmopolitan city offering a wide range of products, which receives its visitors all year round with open arms.

Particularly noteworthy are the historic old town with the Cathedral La Seu and the many restored old palaces in the famous Calatrava district. The shopping street in the center with its shops on the Paseo del Borne and Jaime III are within walking distance.

Located on the beach of Palma and the former fishing districts Portitxol and Molinar, with its many trendy bars and restaurants you can live both in modern sea view apartments and in charming renovated fisherman's houses.

Since 1956, Son Vida is well known as one of the most exclusive residential areas. To say it frankly upfront: the choice of renovated apartments in Palma’s historical center is rather small. The demand of charming apartments with double-high ceilings, wooden beams and antique tiled floors, roof terraces and chimneys is higher than what is on offer. This however counts only for the streets of the heart of Palma, where life is rather quiet and genuine in the 400- to 500-year-old townhouses.

Very much on the contrary to the trendy neighbourhood of Santa Catalina, which attracts a younger clientele. The houses here are around 100 years old and most of them are in need of reconstruction, so that often only their demolition makes sense. In such gaps usually modern new constructions are being raised, equipped with high-quality techniques. Such properties too are highly demanded and never stay abandoned for long.

Palma being the capital of the island plays a particular role in the world of real estate in Mallorca. The market moves faster than in other regions of the island and the period until sale has reduced from one year to three to six months. The price for the square meter of a reconstructed old building with terrace, elevator and garage still lies below those in metropoles such as Munich, Hamburg or Stockholm, which makes Palma interesting for investors also.

This equally applies for Palma’s suburb Portixol, the fisher village by the sea having boomed for the last year amongst Northern European residents. The labyrinthic fisher cottages attract creative individuals, because their particular layouts automatically call for inventive living concepts.

The old church of Molinar for example has been turned into a luxurious home with swimming pool. Just like in Santa Catalina the trend moves more and more towards property with vintage charm, people are even looking for imperfectness.

They wish for it to be visible, that the building has come into the years, while the facilities should be most up to date with shaded windows, underfloor heating, air condition and a pool on the roof.

In this area, we include the outskirts of the town of Palma with zones ranging, from west to east: Calanova-Cala Major, Genova, Bonanova-Son Armadams, and Palma-Arenal beach.

Calanova-Cala Major: Cala Major begins just at the end of the promenade of Palma, (the “Paseo Maritimo”), where is the Marivent Palace is located, summer residence of the Spanish Royal Family. The King and Queen of Spain have historically been the best ambassadors for Mallorca, as traditionally, in the month of August, they come and stay at the palace, inviting other royals or important personalities to stay, which always attracts media attention.

Also in Cala Major, is the Calanova sailing school, portcalanova.com/en/ with its very high reputation in dinghy training and famed for training great Spanish sailors. It also has an excellent waterside coffee bar and restaurant, open to the public.

Genova: situated on a small hill, it enjoys panoramic views of the city and the bay of Palma. It is also well known for its restaurants offering Mallorcan cuisine typified by the meat dishes cooked in the traditional charcoal oven of Restaurant Can Pedro, restaurantecanpedro.com. Above Genova is the famous mirador of Na Burguesa, also with a restaurant and offering spectacular views of the bay of Palma.

Bonanova-Son Armadams: Adjacent to Genova, in Bonanova, is the international school of Queens College, www.queenscollege.es. In this quiet residential area is the Bellver Castle, the only castle in Spain built with a circular floor plan and the oldest of its kind in Europe, with its park that has many attractions for children. The exclusive residential area of Son Armadams, former residence of Baron Thyssen, is even nearer to the center of Palma.
