The dream of your own vineyard on your finca

The wine grower Henri Fink (35) from Binissalem had the idea to plant high-yielding vines on private land at the owner's request. His company WeinWert takes care of everything - from the selection of vines to bottling. This way the vineyard behind the house becomes an interesting yield object.
What are the requirements for a vineyard on your own finca?
Henri Fink: Location of the property, soil conditions and water are the decisive criterias. If the terroir is right, we give the green light. Wine growing is profitable from an area of 1,000 square meters, on which 500 vines can be planted, from which around 600 bottles of wine are produced in a good harvest. Between Christmas and May the vines get planted, after three years grapes are harvested for the first time.
Is it possible to grow your personal favourite vine?
Henri Fink: Not every vine is suitable for every country, even in Mallorca there are regional differences in soil and microclimate. Furthermore, the local quota for grape variety specifies certain types of grapes for commercial use. The trend is towards indigenous grape varieties, i. e. native grapes such as Manto Negro and Callet, which are optimally adapted to the soil and climatic conditions of the island.
How much does it cost to have your own vineyard?
Henri Fink: The bigger the vineyard, the cheaper and more profitable it becomes. For a vineyard of 1000 square meters, the net cost of soil preparation and planting is 9000 Euros. Management costs are 2350 euros net per year and annual production costs 650 euros per annum.
Is a vineyard suitable as an investment?
A vineyard in any case increases the value of the property. In addition, we have a special situation in Mallorca regarding wine sales. Local products are in demand and can be sold at higher prices than on the mainland. It becomes very lucrative from an area of 1 hectare with about 5000 - 6000 bottles yield. Second possibility: You buy an agricultural plot, and have it managed profitably by WeinWert. A well-kept vineyard lasts at least 30 years.
